Knowing how much to pay for a home can be tricky business. Homes in Hollywood Florida tend to vary in prices from low to high. Even houses right next to one another can vary in price by as much as 20%. How can you tell if you’re paying a good price for a home in Hollywood Florida? In this article, we’ll cover how to determine the value of your home, strategies for making an offer and considerations with the seller that may affect your purchase price.
How to Determine the Value of Your House
The most popular way to determine the value of your home is through what’s called “Competitive Market Analysis.” This is where you find a ballpark value for how much houses like the one you’re considering has sold for in your area. Then you adjust your selling price based on other amenities, needs for improvements, etc that your house may need.
If you work with a real estate agent in Hollywood Florida, they will often times do this research for you. Otherwise, you can do your research online using a variety of websites that provide data on recently sold houses.
Another way to determine how much the house you’re worth is to hire a real estate appraiser. Seller Considerations
Although the value of a house is static, the perceived value of a house is not. If the seller is very motivated to sell for one reason or another, you may be able to get a better price by offering to close quickly. Likewise, if the house has been on the market for some time already, they’re more likely to be willing to negotiate a lower price.

When a home sells things may differ slightly from state to state, but as a whole the majority of the details remain the same.  Here is an idea of what you can expect at your Hollywood Florida closing.

 

Depending on what state you reside in you may be closing at any number of locations.  For example, in some areas you close at a title office, in some cases an attorney’s office and sometimes it may even be at one of the real estate agent’s office.  Regardless of where it is, the general rules are the same.  Both buyers and sellers must have photo identification with them. 

 

It is extremely important that buyers not take out any new credit or make considerable credit card charges before closing.  Your loan approval depends on the fact that nothing new occurs before you close.   Any significant shift in debt can kill the whole deal.

 

Sellers should come to closing with all house keys.  Also, make sure to tell buyers where all garage door openers are.  If there is a home alarm, tell them how to set it and how to disarm it so they won’t accidentally set it off.

 

If a buyer is putting money down they will need to bring that amount to closing in the form of certified funds.  This typically means a certified check or cashier’s check from the bank.  Personal checks cannot be accepted- regardless of whether the money is in your checking account.  You will need to verify with your Hollywood Florida loan officer exactly how much you will need.

 

If you are signing as power of attorney for someone make sure what documentation you will need ahead of time.  For example, if a document has to be notarized and it isn’t it could delay the closing or cause it to reschedule completely.

 

Make sure before the day of closing that you have gone over the settlement statement with your loan officer.  You want to make sure you know all of the numbers that you will see on the paperwork so there are no surprises.  Also, make sure your loan officer can be contacted in case there are any questions.

If you are ready to sell, every buyer that enters should get the full experience of your home.  After all, you have to convince them to buy your home over every other Hollywood Florida home they look at.  So how do you do that?  You do it by making your home stand out in their mind.

 

Everyone knows about curb appeal so we’ll assume that you take great care in maintaining your lawn.  But when they enter the front door, then what?  First, what will they smell?  Yes, if there is an overwhelming odor that takes their attention when they come in, your first impression is shot.  They will be distracted the whole time they are in the home.  On the other hand, you don’t want them gagging from the smell of industrial cleaners either.  A good rule of thumb is to light a scented candle a half hour before their arrival and blow it out right before they get there. 

 

Check bedrooms for clutter and disarray.  Clothes should be put up and beds made.  Make sure everything is dusted and all personal items are safely tucked away.  Also, anything that is left out should be in good taste.  You may have little ones or someone’s grandmother coming through.

 

Bathrooms should especially be clean.  Shower curtains should be open to give the full size of the room.  Clean mirrors and make sure all drains are working properly.,

 

The kitchen is one of the most important rooms.  Since a lot of time is spent here a lot of time should be devoted to prepping it.  Make sure counters are cleaned off of anything unnecessary.  If you do not use it on a regular basis put it out of sight.  People want to see how much counter space they have to work with.  Clean everything off of and out of the frig.  You don’t need any distractions here, either.

 

When you feel comfortable that you are ready to show, have a neighbor come through posing as a buyer.  Have them give their honest opinion on every room.  This outside voice will give you a dry run for the real thing.  Better to discover something you overlooked now than when a viable buyer is looking.

With the growth of the Internet, the prospect of ‘going’ FSBO — For Sale By Owner — as a method for selling your Hollywood Florida home is more attractive than ever.

One of the largest expenses involved in selling a property is the payment of an agent’s commission — often in the 6% range. But agents do earn their money, by providing expertise on the market and sales process, by advertising widely and by assisting in the negotiation and closing phases of a sale.

Still, 6% of $200,000 is $12,000 and many find the prospect of keeping that money for themselves irresistible. Here are some things to consider when deciding whether to use an agent or ‘go’ FSBO.

In order to sell a property quickly and profitably, you have to know the market. If your listed price is even 1% off the Hollywood Florida real estate market average you will either sit on the property for a long time or fail to make as much as you could have on the sale.

Beyond the need to get an accurate, professional appraisal — required whether FSBO’ing or using an agent — agents can provide ‘comps’ listing the recent sale price of comparable properties. They also know the market and can often tell you whether your price is reasonable.

However, with the increasing availability of similar information on the Internet, FSBO is becoming a more realistic option. If you can access and analyze the data, FSBO may be for you.

Agents put your property in a database called an MLS, a Multiple Listing Service, to which other agents as well as potential buyers — through the agent — have access. MLS data is more difficult for the average person to gain access to and in some states you need a license to obtain the data. Almost in every case, one is required to be a member of the MLS service and pay a fee.

This is only the first step toward advertising your property far and wide to potential buyers. But, again, with the growth of Internet sites advertising homes for sale, along with other traditional options, you may find you no longer need the service once provided almost exclusively by agents.

Some individuals are natural negotiators and some have learned through long experience how to attract buyers and get the best deal. Some, though, will always be on the losing end of a proposition. Only you can decide how effective you can be in negotiating a fair, acceptable price and whether that process is enjoyable or torture.

Once you’ve listed the property, advertised it widely enough to attract buyers and negotiated a price one will accept, the most difficult part of the process begins. Every state and country including Hollywood Florida has a long and complex list of laws about how a real estate transaction has to be carried out.

Deposits have to be made of the right amounts and at the right times in an escrow account, and insurance regulations have to be met. Title history is investigated and a hundred other details completed before ownership can be transferred and profits (if any) gained. If you don’t have the knowledge or temperament for this sort of thing, FSBO is not for you.

But, on the bright side, there are dozens of books, Internet sites such as this, and low-cost ‘seller assistance’ businesses that can guide you through the process.

Factor #1 ñ Scent

Scent plays a big part in staging a home. Remember that a home purchase is an emotional decision. The sense of smell plays a big part in influencing oneís emotions.

Having any odors, stale air, muskiness or strange smells will kill your chances of making the sale. Itís absolutely critical that your house smell at least neutral, if not good.

There are many ways to change the scent of your house. You could burn incense an hour before showing the house. You could install some air fresheners. You could even use essential oils that are used in aromatherapy to truly create a luxurious feel.

Factor #2 ñ Lighting

Lighting is another very important factor that many agents overlook. The lighting in the house literally colors everything else. A house that appears bright will feel vibrant, happy and alive to the buyer. A house thatís dim will feel gloomy, dark and dead.

Natural lighting is the optimal source of lighting. If you canít get natural lighting to work or to be well lit enough, the get some artistic indoor lighting. Avoid hard lights and avoid fluorescent lights.

Before And After Your Home Inspection: What To Remember When Inspecting Your Hollywood Florida Home

 

When you agree to purchase a home you have the right to an inspection of the property as a condition of buying. If you find issues with the home during this process you can usually withdraw or terminate your offer and have your earnest money returned as long as you have followed the proper steps. But more and more buyers in hot real estate markets like Hollywood Florida are foregoing the inspection as a way to make their offer more appealing to sellers. Although this may help you win the property, you may lose in the end.

 

An inspection occurs after going under contract and you have hired a certified inspector to survey the overall condition of the home. These inspections can take as long as three to five hours depending on the size and condition of the home. And they can easily run into several hundreds of dollars. But are they necessary? You have to decide if it is worth the risk.

 

If there are multiple offers on a home and you are the only contract that does not have an inspection contingency then you certainly make yourself more appealing to buyers. Even if your offer is accepted you can still have an inspection, but you won’t be able to back out of the contract for any negative results that are found. At that point, the inspection will be for your information only. You would be left trying to find another way out of the deal.

 

If you find problems during the inspection you can decide whether they are a deal killer for you. It is not mandatory that you ask the seller to repair anything. In fact, asking for the moon may be a deal killer for them. You have to decide what repairs you are willing to take on.

 

You are not required to even have an inspection if you choose not to. Just remember that one problem can potentially run into thousands of dollars. You could simply buy the home as-is and take the chance that it is in good condition. But this is not advisable, either. Buying blindly is just not worth the risk.
